Home Buyer Tax Credit Extended thru April of 2010 for New & Repeat Buyers. 
The tax credit provides up to $8,000 to first-time home buyers and a credit of up to 6,500 to repeat buyers who have owned their current homes for at least 5 years.  The tax credits will be available to homebuyers who sign purchase agreements by the end of April 2010.  They will then have until the end of June to close on their new home.  Approximately 1.4 million have qualified for the tax credit as of August 2009.  The National Association of Realtors has estimated that 350,000 of them would not have purchased their homes without the tax credit. NO MONEY DOWN, USDA Rural Housing Program set to expire in 2010.

Current Market Conditions
Our specialty is in Residential Re-Sale and New Build property.  You may be looking to purchase homes as Investment Properties and Rentals. Now is an excellent time to purchase homes as we are seeing the lowest prices we've had in years due to the amount of short sales and foreclosures. In addition to the low prices caused by these foreclosures, we're finding there are many families in need of rental property and it is easier than it has been in years to get your property rented quickly and at a price that covers your mortgage. With regards to market conditions, there are definite signs that the ship is turning. In the lower end market, $200,000 and under, we are seeing well priced properties moving very quickly and often times with multiple offers on them. Like a large ship, the turnaround will still be a long time coming and, as we continually see in real estate, the start will be in that lower end market and gradually work through the higher end price tiers.
